From Compton to Lakewood and beyond!

Derick owned this lovely five bedroom home in a gated community in Compton. The property is part of a PUD development built between Wilmington Ave and Compton Blvd., which was completed in 2006. This relatively recent construction means the home is equipped with many sought after amenities in the area including: controlled access, central AC, attached double-car garage, walk-in closets, modern electrical and plumbing systems, plus square footage galore. A dream home in the area, to be sure.

But, as Derick's children got older, school districts became an important consideration. 

He contacted us to help him sell the property. He and his family had concerns about safety due to COVID19. They wondered whether it was a good idea to list a home for sale during a pandemic.

"Are people really buying homes right now?"  he asked.

Would they have to make outlandish concessions to get it sold? What about his wife and daughters? They were working and attending classes from home. Could we find a way to minimize disturbances?

We were able to procure over 10 offers by showing the house on one weekend only. The family chose an offer above list price and we opened escrow after being on the market for only a week and a half. The escrow went smoothly until a few days before close when the buyer got cold feet and cancelled. This was hard news to report to our clients and it's tough to share with you here as well. But, we'd be less than truthful if we said that every escrow closes with no hiccups ever. What we are proud to report is that we work diligently to create safety buffers for our clients in preparation for the curb balls real estate life likes to throw our way.

Not only were we able to get monetary damages covered for our clients, but my team and I mobilized to find another buyer. In less than two weeks after being back on market, we had again presented multiple offers to Derick above list price. We opened escrow and closed just 30 days later. The home sold as-is. The family is now taking a bit of a breather from the journey, and preparing for their next purchase. Can't wait to share the second leg of their journey with you.
