Selling property with deferred maintenance is no easy task, especially in the city of Compton with its strict pre-sale inspection process. But, our intimate knowledge of the city's requirements to sell is a competitive advantage for our clients as we are able to coach and guide buyers and cooperating agents alike though a process that can be intimidating and confusing. I (Melissa), grew up in Compton, bought my very first home there, sold it, and experienced first-hand the hurdles and unique challenges sellers face when transferring real estate in the Hub City.
When our client approached us about selling this diamond in the rough, I knew we had our homework cut out for us. Required work and repairs had piled on through the years, square footage had been added and we had no records of the permits. The city issued an extensive repair list. I am happy to report that the home sold for the list price of $430,000 and the seller made no repairs. Considering that fully remodeled homes of similar size were selling in the mid to high 400s, our client couldn't have been happier with the results we delivered for this major fixer.
