Often, when I meet with clients who need to sell real estate due to death, hardship, or simply life, there is worry that the property might not sell because it's not in the "best" shape. The is anxiety made worse by the expectation that they will have to spend money and time to get the property market ready when what they really want to do is move past the situation that has brought them to the real estate market to begin with.
Such was the case with our client and friend Jake. We were tasked with selling this South Los Angeles fixer in as-is condition during COVID19 with the added challenge that our client is a health care professional working obscene amount of hours while attempting a sale miles away from home and work.
Luckily, our partner Michele brings 16 years of experience working with investors and flippers throughout the L.A area. She sprang into action and pulled out her Rolodex. In under 1 week's time we had an all-cash, as-is offer on the table. Admittedly, an all cash offer is not a unique occurrence in the Los Angeles real estate market. But, cash investors are in the business to make a profit from reselling the home, which means that cash sales are often below market value as to allow a profit margin for the buyer. In this case, our cash buyer paid market value and closed in record time.
